What Is Adaptive Reuse and Why It's the Lowest-Carbon Way to Build

The reuse of existing buildings is the fastest-growing idea in architecture, and the clearest single way to cut a project's carbon. A plain-English guide for anyone weighing what to do with an old building.

The lowest-carbon building on almost any site is the one already standing.

What “Adaptive Reuse” Actually Means

Adaptive reuse means taking a building that has outlived its original purpose and giving it a new one: a power station becomes a museum, a grain silo becomes housing, a quarantine island becomes a campus. The structure stays. The function changes.

It's worth separating three words that constantly get mixed up. Restoration returns a building to how it once looked, the past is the goal. Preservation freezes a building exactly as it is, usually behind some form of protection, where change itself is the enemy. Adaptive reuse keeps the useful bones of a building and lets everything else change so it can serve life today. The past becomes a starting point rather than a destination.

That third path is the one we build a practice around. It's neither nostalgia nor demolition, and increasingly, it's just the smart default.

The carbon case (the part that changes decisions)

Every building carries two kinds of carbon. Operational carbon is what it emits while it's in use: heating, cooling, lighting, and the industry has spent thirty years learning how to bring that down. Embodied carbon is the emissions locked into making the building itself, the manufacture of its concrete, steel and brick, plus the demolition of whatever stood there before. Here's the part most people miss: embodied carbon gets spent the day the building goes up, and knocking it down never gets it back.

The numbers are stark. Reusing an existing structure can cut a project's embodied emissions by roughly 46% compared with building new (Bryden Wood). A brand-new "green" building can take anywhere from ten to eighty years of energy savings just to pay back the carbon spent constructing it in the first place (Architectural Record). In climate terms, the greenest thing you can do is often simply not demolish.

Regulators have noticed. The EU's revised buildings directive will require whole-life-carbon assessment for large new buildings starting in 2028, and for all new buildings from 2030, and the New European Bauhaus now explicitly asks member states to prioritise reuse over demolition (EPBD guide).
What used to be an ethical preference is quietly becoming a legal baseline.

It Isn't New, It's Just Newly Urgent

Cities have always done this. We just forgot to notice. Venice, the city we most like to imagine as frozen in time, is actually the clearest example there is of building over what came before. Read closely, as Giulia Foscari does in Elements of Venice, and even its famous squares were built, unbuilt and rebuilt across a thousand years (Foscari, 2014).

The city is in a state of perpetual metamorphosis, its spaces planned, built, razed and rebuilt, layer upon layer, for a thousand years.

Jane Jacobs made the practical version of this argument back in 1961: a lively district needs old buildings, because new construction can only ever house the uses that can afford new construction. The low-rent, low-overhead life of a place, the young studio, the small workshop, the odd bookshop, survives in buildings whose cost was paid off long ago (Jacobs, 1961). Demolish the old stock and you don't just erase a past. You foreclose a future.

What makes a building worth reusing?

Not every old building deserves saving, and reuse isn't an excuse to keep everything standing. A good candidate tends to share a few traits.

Sound bones: a structure that's safe, or can be made safe, with real years of life left in it. Generous, adaptable space: floor-to-floor heights and spans that can absorb new uses without a fight. Identity worth keeping: something that makes the place legible and particular rather than interchangeable. And a good relationship to its surroundings, helping the street or site rather than working against it.

Why clients are choosing it

Carbon and regulation are the push. Value is the pull. Reused buildings tend to come with character that new-build money simply can't buy, planning goodwill that a straight demolition rarely earns, and, because the structure is already standing, the chance to open sooner. The industry is moving with it: the 2025 Venice Architecture Biennale was organised around a Circular Economy Manifesto built on reuse and whole-life carbon (labiennale.org),and adaptive reuse is now widely described as the most significant movement in sustainable architecture (ArchDaily, 2025).

How we approach it

At KLMN every commission starts with subtraction before addition. Not "what shall we build here," but "what's already here, what of it can carry new life, and what should that life become?" Our clearest demonstration of this is the revival of Poveglia, an abandoned island in the Venetian lagoon that we revived by treating its ruins as scaffolding for a new campus. But the same question applies just as well to a warehouse, an office block or a family house. It's the harder question to ask at the start of a project. It's also, we're convinced, the one that produces better buildings, and lighter ones.
